First Know that Appeal History Sometimes Disappears

If you see missing years, know that sometimes appeal history goes missing and returns later. The county has ultimate power and zero accountability. Follow steps below to see your Appeal History at both agencies. The other reason some of our customers are missing years is because they forgot to appeal or they had a gap in coverage. Sometimes a year can be skipped if taxes are deemed fair. Let us check your property taxes for FREE, use link below! NOTE: We don't check history but you can below!

Find Cook County Property Tax Appeal History/Decision Online

Checking Appeal History at the Cook County Assessor's Office website.

 This is the first agency to OPEN and go through all 38 townships, the below agency follows so make sure you check both! You can check your appeal history here: www.CookCountyAssessor.com SEARCH for your house, once you find it write down your PIN you will need it for checking the next agency. Once you are on your house scroll down below the picture, click APPEAL HISTORY it expands. The Assessor often denies appeals or gives smaller reductions in most cases. Most of our competition skips the Assessor’s Office and waits for the better agency, that’s the Board of Review.

You can go here to the BOARD OF REVIEW DECISION SEARCH page. will need your PIN found in step above.  The years you filed will have COMPLAINT numbers next to them: You will see 2 TOTAL COLUMNS Assessor Total and Board Total Far Right. When Board Total is LOWER than Assessor Total it’s a WIN. If the Board Total is the same, it was a LOSS. Reminder:

For the 2nd box you must take your HIGHER OLD TOTAL ASSESSED and SUBTRACT your NEW LOWER TOTAL ASSESSED VALUE then ENTER THE DIFFERENCE in the 2nd box and click CALCULATE! Most time when you WIN an appeal you do NOT get money back, you are fighting down future tax bills that come about a year later. For example, if you file a 2024 property tax appeal and WIN, the reduce value will not appear on a tax bill until the 2023 2nd Installment (only 2nd installments show values) that usually arrives around July of 2025 since tax bills come out a year late. Why do they come out a year late? Good question. So you can start savings because they warned you or start FIGHT like our customers do each and every year! Sadly many don't see the Assessor's warning notice (Notice of Proposed Assessed Value) stating the new property tax value issued every three years, it goes to their mortgage company.
