STARTING IN 2021 WE BEGAN SEEING THE WORST CHICAGO PROPERTY TAX INCREASES WE HAVE SEEN IN 20 YEARS, IT HAPPENS AGAIN IN 2024 BUT YOU CAN FIGTH IT IF YOU GET ON BOARD NOW! PAYING A PERCENTAGE FOR PROPERTY TAX RELIEF IS ALSO BS. Cook County is one of the of few counties in the entire COUNTRY that does NOT reassess (issue new property tax values) annually, they do that every 3 years and the rate they are hiking owners is like nowhere else!

Your Cook County property tax bill always has to be paid, even when you are appealing.
The county does NOT lose the money our customers save, no way. The tax burden just gets transferred to the guy who is doing nothing. Don't be that guy. You want to be with the 15% of taxpayers who fight relentlessly each and every year! It's the 85% doing nothing that hurts 100% of taxpayers!
Cook County is also the 2nd largest collection pot of Total Property Taxes collected in the entire country. Before we get into it, we want you to know each year you get 2 tax bills normally around March and July. At times they can be early, at times they can be delayed.
You cannot do anything about 1st Installment tax bills that usually arrive or are due around March. They have one calculation, 55% of the year prior (both 1st Installment BLUE and 2nd Installment YELLOW added together).
The July bills are the ones that can be fought through the appeal process and lowered as long as you were fighting the same year you see on the tax bill. Not to confuse you or discourage you from fighting but it savings are usually seen on the "next" July tax bill (the following year). For example, when the appeal agencies are up to speed and no longer blaming Covid for their backlogs, tax bills will arrive more on time. Under normal schedules if you appeal in 2024, the savings would be seen in July of 2025. That's because the 2nd Installments are the only ones that show the tax value you (Assessed Value) can and should be fighting each and every year!
The Assessor basically divides the entire county into 3 pieces. Everyone NORTH of the City of Chicago (Evanston to Barrington). The entire City of Chicago. Everyone below the City of Chicago, down to Calumet.
Every year the county sticks its finger on one and says "ok, we are screwing with this one" for a lack of better words and wipes out the current tax value (whatever our customers fought it down to) and slaps it with a new one that sticks 3 years unless they fight it! Chicago gets screwed with in 2024, North in 2025 and South in 2026. Then its back to Chicago in 2027 and the evil cycle keeps repeating itself. I think its also important to know that SOUTH got it in 2023 which means this JULY of 2024 will be UGLY reflecting the new tax values issued to them in 2023. Unless of course they fought it and WON. Which brings me to my last point on this matter. Just because you FIGHT and WIN doesn't mean you REDUCE TAX DOLLARS! My competition is NEVER so honest about this part, the firs year or the cycle the job is to SOFTEN THE INCREASE not to lower TAX DOLLARS. Example, if your taxes were $8k and going to $10k because of a new tax value reassessment, let's say you WIN a REDUCTION in your tax value saving you $1k. This is a good reduction but it also means your taxes are only dropping to $9k from $8k previously. It's still a successful appeal. The last two years of an appeal cycle you can work on getting TAX DOLLARS down!
