STARTING IN 2021 WE BEGAN SEEING THE WORST PROPERTY TAX INCREASES WE HAVE SEEN IN 20 YEARS, NO BS. SPEAKING OF BS, PAYING A PERCENTAGE FOR HELP FIGHITNG YOUR PROPERTY TAXES IS ALSO BS. The county is cut into 3 pieces, the city of Chicago, North (everyone North of the city of Chicago Evanston to Barrington) and South, everyone below the City of Chicago as far as Calumet. Cook County is one of the of few counties in the entire COUNTRY that does NOT reassess (issue new property tax values) annually, they do that every 3 years and the rate they are hiking owners is like nowhere else! Cook County is also the 2nd largest collection pot of Total Property Taxes collected in the entire country. Before we get into it, we want you to know each year you get 2 tax bills normally around March and July. The last 2 years the July bill has been significantly delayed but one of those is out now and DUE DECEMBER 1st. You cannot do anything about March bills, they have one calculation, 55% of the year prior (both bills added together). The July bill is the one that can be fought through the appeal process and lowered because the 2nd Installments are the only ones that show the tax value you can and should be fighting each and every year! Each year the county sticks its finger on one and says, we are screwing this one and they whack all homes with new property tax values. In 2021 they had their finger on Chicago homes, the tax bills come out one year later in Cook County. So Chicago owners got the chest pain in July of 2022 when the 2021 2nd Installment landed. In following year 2022 they moved their finger to the North, whacked them. Most North owners will get the chest pain on the bill that is out now in October of 2023, because it is the 2022 2nd Installment. The finger also moved again to the SOUTHERN piece in 2023, those of you down there can hit the Assessor's site and look for you new crazy 2023 tax value right next to your old 2022 value. Whatever percentage this value hikes, you can bet property taxes will hike (July of 2024 on 2023 2nd Installment) in a very similar fashion unless you fight it the first year and get some relief at one or both agencies you can appeal at annually! If you are using a company that only helps you fight every 3 years, they are old school and costing you money, lose them quickly. This year 2023 we want to REMIND everyone in the NORTH seeing their 2022 tax value for the first time that before they see this bill, the first year to cycle our job is NOT to lower tax dollars, it is to soften the increase. That being said, if we reduced a 60% increase by 50% the end result would still be a 10% hike a year later when the bill comes out. IT DOES NOT MEAN WE DID NOT DO OUR JOB.
